美 뉴욕에 모듈러공법 기반 세계 최고층 호텔 '등장'

 

AC 메리어트, 오토데크스 S/W 활용해 26층 규모 건축 추진

제조와 건설 융합 사례...건설산업의 미래 모습 나타내 '눈길'

    모듈러공법을 이용한 최고층 호텔이 미국 뉴욕에 들어선다. 건설산업과 제조업이 융복합된 사례로 미래 건설산업의 한 모습을 보여줘 눈길을 끈다. 

글로벌 소프트웨어 전문기업인 오토데스크는 17일 미국 건설사인 스카이스톤(Skystone)이 세우는 세계 최고층 모듈러 공법 기반의 호텔인 ‘AC 메리어트 뉴욕 호텔(AC Marriott New York Hotel)’에 자사 주요 건축엔지니어링건설 솔루션이 활용된다고 밝혔다.

The New Marriott In Manhattan Is The World’s Tallest Modular Hotel When the doors open in fall 2020, the $65 million, 168-room, 26-story AC Hotel New York NoMad (842 Sixth Avenue) will be the world’s tallest modular hotel. Currently under construction, the hotel’s design features prefabricated hotel room units that arrive (fully complete) at the hotel site before being lifted into place by crane, one by one. Each steel module contains one fully outfitted guest room – pre-painted, decorated and outfitted with beds, bedding, flooring, even toiletries. The hotel’s roof and rooftop bar are also concepted using modular construction, while the hotel’s public areas, such as the restaurant and lobby will be constructed using traditional methods. 미국 뉴욕 맨해튼에 자리 잡을 AC 메리어트는 총 26층, 168개 객실 규모다. 스카이스톤 건설사는 마감재, 가구 등이 완비된 모듈식 객실을 폴란드 생산시설에서 제작한 이후 뉴욕으로 운송해 설치할 계획이다.

이 과정에서 스카이스톤은 AC 메리어트에 오토데스크의 2D/3D 캐드(CAD) 소프트웨어인 AutoCAD(오토캐드)와 BIM(Building Information Modeling, 빌딩정보모델링) 소프트웨어인 Revit(레빗)을 설계에 적용했다. 또 프리컨스트럭션(Preconstruction) 솔루션인 오토데스크 Assemble(어셈블)도 도입했다.

이는 자재 운송으로 인한 교통 혼잡뿐 아니라 기존 건설현장에서 발생하는 건축 폐기물, 소음 등의 환경 문제를 최소화하는데 일조한다. 또한 현장 예측 가능성을 높여 악천후로 인한 시공 지연이나 작업자들의 안전사고 등을 미연에 방지할 것으로 기대된다.

무엇보다 스카이스톤은 정보통신기술을 적극 활용함으로써 공사기간을 기존 공법 대비 약 25% 절감할 수 있을 것으로 예측했다. 업무 효율성 및 생산성을 높이고, 건축 품질은 대폭 향상될 것으로도 전망했다.

오토데스크 관계자는 “건축과 건설 방식이 변화하고 있다. BIM 기술을 비롯, 제조 방식인 모듈러 공법이 건설산업에 적용되고 있다”라며 “제조와 건설 기술이 융합되는 건설의 산업화를 통해 미래 건설산업의 재정립을 위한 혁신을 지속 주도해 가겠다”고 말했다.

한편 AC 메리어트의 자회사인 메리어트 인터내셔널(Marriot International)은 북미 지역에 설립 예정인 셀렉트 서비스 브랜드(Select-service brands) 호텔 일부에도 모듈러 공법을 확대 적용할 방침이다.
